Why do I need a conveyancing Lawyer?

Lawyers are often asked, “Why do I need a Conveyancing Lawyer when I buy a property?”

You have put money aside to purchase a house or some land to build on, and it can seem an unnecessary expense to have to pay for a conveyancing lawyer.

You can act on your behalf….but….as Abraham Lincoln said: “He who represents himself has a fool for a client”. Not much has changed since Honest Abe made that comment.

Buying a property can be a minefield. There are searches to be done, strict requirements to be met with various Government agencies, drafting of documents, dealing with banks, stamping of Contracts, settlement adjustments, etc. This may all sound fairly straight forward until complications occur. What happens when the buyer or seller want to adjust the terms of the agreement, settle late or have trouble with finance. Knowing what to do in a range of circumstances will save you money and ensure the deal goes to settlement. The stress of dealing with these problems, not knowing whether you are within your rights is simply not worth you doing it alone.

Not all conveyancing lawyers follow the protocol. Some of them find it too hard to follow and cut corners that aren’t meant to be cut. Remember, you get what you pay for.

If you don’t come to us for your purchase, then make sure that you engage someone who does follow the Protocol. You don’t need some nasty surprise jumping up either before, or God forbid, after settlement and causing you angst and disappointment that something that should have been done wasn’t done.
